Abstract: 

This paper summarizes the result of a Capacity assessment study undertaken in the Kakattehchi Neighborhood, Tabriz. Initially, the Development Capacity for four main categories is estimated: location, function, services and stability. Then the current land use is compared with the carrying Capacity of each category and subcategory. It is then demonstrated that by rehabilitating the existing infrastructure the neighborhood has the potential for a 40% increase in its population.

Abstract: 

The lack of Quranic approaches in the production of Quran-based humanities is still felt, despite the predominance of the philosophical approach in critical approaches to modern humanities, which has become very common in the Islamic world and in Iran for several decades. It seems that the Capacity of the method of thematic exegesis (al-Tafsīr al-mawdū'ī, Arabic: التفسیر الموضوعیّ) in this regard, can be used to bring the Holy Quran into the field of humanities. Thematic exegesis, according to whether its subject is inside or outside the Qur'an, has several functions in criticizing the structure of modern knowledge and scientific research, as well as the production of Islamic humanities. It is possible to make use of thematic exegesis of the inside of the Holy Book of Quran in order to “fundamental criticism” of the general fundamentals of humanities -the fundamentals of epistemology, axiology, ontology and anthropology- and it is also possible to use thematic exegesis for constructing and producing foundation of humanities obtained from the Holy Quran. It is used by thematic interpretation exegesis of the outside of the Holy Book of Quran -such as Shahīd (martyr) Sadr’s interrogational approach- to answer the problems of humanities and this process faces challenges such as the complexity and multiplicity of the “subject” of the humanities that exist in modern terminology of this field. It can be used in order to solve this issue in some cases to know the process of the change of the components of the modern of the conceptual history’s approach and also by analyzing the issue into several components can be shown that the components are not necessarily a product of the modern era and can be followed up in the Holy Quran and can be found up in the Holy Quran. The perspective of the Holy Quran, after that, regarding the modern subject in the desired field by the “combining” of the results obtained based on the thematic interpretation.

Abstract: 

Purpose: The purpose of this applied research is to study the effectiveness of gamification on corporate training.  Methodology: A gamified course was designed and implemented to train the location of Fire Hosing Cabinet for 24 employees of a firefighting maintenance company in Iran Mall shopping Center in Tehran. Using a quantitative quasi-experimental research plan (post-test only control group design) the participants of the study were randomly assigned to treatment (12) and control (12) groups and trained for a week.  Conclusion: The descriptive and interpretive result of the posttest analyses indicated the effectiveness of gamification of the training performed for the employees of the firefighting maintenance company in Iran Mall shopping Center in Tehran. Moreover, the descriptive result of Gamification Acceptance Questionnaire answered by the members of the experimental group after gamified training indicated that all the participants in the experimental group were satisfied with the gamified training course.

Abstract: 

Nowadays, infill-Development is considered as an appropriate approach in cities facing horizontal expansion limitation as well as natural restrictions. On the one hand, this inner Development is related to providing urban housing and the necessity of preserving city proper lands and its surrounding area. Many urban lands are either non-utilized or have extra-urban land use (as prison, barracks, etc. ). For some lands, building-residential density has not been implemented considering land value and existing installations and equipment. This has caused cities to expand in their suburbs in a discordant and indiscriminate manner. By restricting marginal expansion and implementing persuasive densification policies, the destruction of environment and farming lands in suburbs could be prevented; besides, the use of intra-city capacities will be optimized and maximized. Consequently, by leading infill physical expansion, steps could be taken to urban sustainable Development. Based on available statistics, 67 thousand hectares of urban worn-out texture has been identified of which 258 hectares lie in Borojerd. Ignoring the infill Development in cities of Iran is especially obvious in Borojerd. This study aims to assess the spatial Capacity for infill Development in abandoned and unused land in Borojerd. This is a descriptive-analytic survey. As the result of the study showed, by considering empty, unconstructed land inside Borojerd and by estimating receivable lands, the necessity of optimized use of empty, less utilized spaces as well as abandoned lands to provide houses and expand cities through in-fill Development can be understood and preferred to sporadic urban expansion in uneven, gradient land with high preparation costs.

Abstract: 

IntroductionNew urbanization evolution in the world and emergence of new urban problems make downtown areas in adverse effects of urban Development more than other urban areas. In the third world cities, due to rapid urban growth, influx of immigrants, lack of planning, etc... Problems of downtowns appear more sever which sometimes pose a national issue. The old neighborhoods not only are considered as the memorial of culture and city history but also as an investment which can meet present and future needs of residents.This attitude towards old neighborhoods, assume that these areas have abilities and potentials such as infrastructure, vacant land and abandoned building which have the Capacity of reuse and reDevelopment. As a result, planning for reDevelopment of these areas is essential case in most cities. Infill Development can be associated with Development of urban centers, where such projects are used to restore city center neighborhoods. In fact infill Development could be proposed as a response to sprawl, a process which makes urban centers remain stunt and away from urban Development. The first step towards infill Development is finding a method to measure Development Capacity, so using an appropriate approach to evaluate the Development potential is essential. One of the references in measuring Development potential is Solimar research group which analyze and evaluate infill potential Development broadly. The question that study is formed around is: "Does the Capacity Development measurement in Tehran’s city center reflects that it has lands with reDevelopment potential? " This study is aimed to evaluate infill Development potential in Tehran’s city center. This evaluation is based on criteria which derived from theoretical and empirical literature on subject. After introducing infill Development’s indicators, it’s time to evaluate theme in region 12. To achieve this issue by using Geographic Information System (GIS), prepare layers of indicators, overlaying criteria layers, then by using analytical hierarchy process gives priority to divisions of region 12. The results indicate that all six division of the region 12 have Capacity of Development and among these six divisions, division 3, 2 and 4 have the highest rank. Materials and methods Research material Region 12 of Tehran city including historical core of Tehran. Center of Tehran as a focus of city, and center of trading, business, aggregation of social, cultural, religious activities is referred as correlation core.Tehran’s city center‘s area is about 1600 hectares. Region 12 consist of 6 divisions and 23 neighborhoods.27 percent of this region has 400-year history and 73 percent of that has over 200-year history. Despite these values, over one third of this area is depressed and out of work. In fact the historical center of Tehran is increasingly vulnerable and in a process of deterioration.Research methodThe method of research is descriptive, and data collection method is document review and library studies. Document review and library studies include surveying data, books, journals, articles, urban plans etc. Data collection resulting in research theoretical frame work and deriving research indicators which are used in Development Capacity assessment. Geographic Information system (GIS), Microsoft Excel, Analytical Hierarchy Process and Expert Choice are used in analytical section for analyzing quantitative indicators of research. Discussion of results. Population density criteria: Low population density has a high potential for Development. Among the divisions of region 12, division 1 and 2 have the lowest population density in the area. Dominant land use of these two division is business zone. Due to dominant use and lower rate of residential use in these divisions, population density is the lowest among the divisions. Land Criteria: Land criteria include three indicators: vacant land, abandoned area and brown field. In city center of Tehran vacant land include around 56 hectares, abandoned area 46 hectares and brown field around 160hectares, and the most concentration of these three indicators are in the division 3. Building Criteria: This criteria include two indicators: quality of building and floors of building. Quality of building, include buildings and lands which encompass destructive structures. Among these 6 divisions in region 12 of Tehran, division 3 has the most areas with low quality of buildings.Floors of buildings used as an indicator in assessment of Development Capacity. Low story Buildings can be considered as a Development potential. Tehran city center unlike other downtowns around the world has a very low height. This suggest that Tehran’s downtown has great potential in terms of Development density. Access to public transportation criteria: Access to public transportation is a basic feature of a successful infill Development. So blocks and parcels with convenient access to public transportation are considered as a potential Development. Access to public transportation criteria has two indicators: access to bus stations and access to metro stations. Assessing these two indicators represent that approximately most of the area has an appropriate access to public transportation stations.Regulatory criteriaThis criteria is covering five indicators: reDevelopment lands, stagnant areas, high density zones, residential zones, mixed-use zones. These five categories are mentioned and determined in Tehran comprehensive plan and region 12 detailed plan, and in this study, they are used as Development Capacity. In region 12, 9 parcels with 33 hectares area allocated to reDevelopment land. In this category, division 4 has the most concentration of reDevelopment lands.The total area of stagnant area in region 12, is about 641 hectares and division 3 has the most stagnant area in the city center of Tehran. According to master plan and detailed plan zoning, about 574 hectares is allocated to high density construction. Due to historic characteristic of division 2 and 3, in order to preserve and maintain valuable building, lack of high density zoning in these two division is acceptable.Residential Development is a main element of infill Development which cause revitalizing and returning population to city centers. Among these 6 divisions, division 5 and 6 have the most potential of residential Development in the region.Mixed use Development is a principle of infill Development in order to enhance livability of neighborhoods. Division 1 has the most potential of mixed use Development in city center of Tehran.After preparing layers of criteria and indicators and overlaying them, it’s time to ranking these 6 divisions to find out which of them has the most Capacity of Development in the area. Using Analytical Hierarchy Process through Expert Choice software showed that among 6 division of region 12, division 3, 4 and 2 have the highest potential for Development.Conclusion In this study, surveying and analyzing infill Development criteria and indicators in city center of Tehran represent these results:. Population criteria shows that region 12 has a low population density so this area has a potential to attract population.. Surveying land and building criteria indicate that the city center of Tehran have areas with Capacity of Development, also it reflects high dysfunction and deficiencies in the region 12.. Access to public transportation criteria indicates that the whole region has the appropriate and convenient access to public transportation.. Surveying and analyzing urban plan regulations shows that these regulations not only act as a deterrent to Development but also they include Development Capacity.. Assessing and evaluating Development Capacity in region 12 indicate that all divisions have five introduced criteria but in different proportions. And ranking results showed that division 3 has the highest Capacity of Development among 6 divisions.

Abstract: 

In recent years, planning efforts have focused on environmental issues, such as how to direct and manage Development to minimize the damage to the environment. Decisions made at the planning stage, irrespective of the natural and physical environment, can move against the needs of proper land planning and planning. National planning should focus on the spatial tasks of each area, commensurate with its ecological potential and the allocation of physical Development factors. Therefore, in designing strategies and policies for urban planning departments, one should consider the ecological potential of Development and design the optimal model for it. Nowadays, research in the world of environmental modeling is of great importance. Environmental models represent the obvious aspects of complex and changing environments. In Iran, too, since the validity of ecological models has not been studied for urban Development using GIS and landscape, despite decades of use, so with the advancement of technology, it is necessary to develop ecological modeling first. Complete the city and then conform to the landscape and its metrics. Introduction: It is a city that has an identity in terms of its role and appearance in environmental planning and its location in space is quite evident. It is therefore considered to be an ecological structure that is governed by a system. The task of environmental planners is to study and analyze the ecological structure in the form of a set of components that interact with each other in an environmental system, in the form of organizing forms and populations, so that the urban complex is in the process of Development and evolution. Due to its spatial context, its historical context manifests itself as an ecosystem in which these relationships manifest themselves. Therefore, urbanization and urban Development can undoubtedly be one of the deepest aspects of modern civilization, one of the most important factors in environmental change, and this is the reason that the ever-increasing need for land for natural resources and products and products is growing. It causes food. But overcrowding has resulted in the concentration of activities and abundance of construction, the physical growth and expansion of urban hubs and the destruction of natural ecosystems. Although urban Development in industrialized countries has been slow in the last centuries, it has intensified in developing countries after World War II, and these cities are expanding more rapidly than industrialized cities. As cities are growing in all dimensions, the growth of metropolis in developing countries is more than in developed countries. From an environmental point of view, the best location for a type of land use (urban, rural, industrial, conservation, agricultural, etc. ) is the place where the least burden and pressure is put on the environment. Environmental assessment is a tool to help achieve sustainable Development. The most important purpose of an environmental assessment is to ensure compliance with the policies and objectives set forth in the plans and activities of a plan or project in accordance with government environmental standards, criteria, laws and regulations Monvari, 2001). There are numerous methods to evaluate all of which attempt to standardize human use of nature on the basis of sustainable Development. Common evaluation methods in the world are based on identifying the environmental resources that affect a region's power and suitability for given uses, integrating information, and ultimately using fitness models to determine the best use or uses. Land use models are useful tools for understanding land use process and supporting land planning and policy making (Verburg et al., 1999) and modeling is a valuable and useful method for understanding a process (Costanza and Ruth, 1998). ). In Iran, land evaluation and classification is done by comparing the ecological characteristics of environmental units and ecological models. The models presented for Iran are a general guide and, depending on the study site, the identified data and the purpose of the land use, it is appropriate to construct a specific model for the subject under evaluation in the framework of the Iranian Ecological Models and evaluate with the help of the model. Specifically reach the end (Makhdoom, 1999). Methodology: In this research, it has been tried to make changes in Shiraz city and its range based on land use changes between three time periods and two periods of 2010 and 2015 and second period 2015 and 2019 based on satellite images extracted from Landsat series. After studying the changes and extraction and comparing them, three periods of Landscape changes of the study area and its changes in different skips have been studied and finally modeling of Shiraz city Development with regard to ecological conservation and optimal Development of the area has been discussed. Results and discussion: As mentioned, one of the land uses that has been very important for human habitation since long ago is urban land use (Moharramnejad, 2004). In Iran, an ecological model with three classes of power has been proposed to evaluate the ecological potential of urban Development land use. This model includes basic information such as climate, geographic direction, sea level, slope percentage, texture and soil type, soil drainage conditions, soil depth, soil structure, vegetation density, geology, water quantity, Grounding power and quality (land classification) are used to carry out urban Development land use. In this research, it is intended to test the degree of validity of existing ecological models and to improve the statistical-mathematical relationship. This survey will be a milestone in environmental planning and land use planning in Iran and will begin the fourth stage of environmental assessment, namely the use of GIS. Conclusion: It can be said that the implementation of the environmental case analysis process is highly dependent on the case analysis information. But in general, the study-analytical process showed the lack of spatial expansion in zones which in the present conditions strongly witnessed unplanned Development without a city plan. Physically located, 38 percent of the area is suitable, while only 23 percent of the city's area is in an appropriate physical Development area in terms of environmental hazards and ecological zones.
